VinaBos is rental property management software for web and iOS/Android. In one system you manage buildings, rooms, tenants, contracts, meter readings, invoices, receipts, expenses, outstanding balances and maintenance issues; landlords, staff and tenants all sign in the same way.

Boarding houses, rooms for rent, serviced apartments, mini apartment buildings, offices for rent and multi-floor buildings. Whether you have one building or many, you manage them all in one account and see the status of every room on a floor-by-floor map.

Staff record electricity and water meter readings for the period, the system calculates charges from each room service rates and issues an invoice for the whole period. You send invoices by email, record a receipt when a tenant pays by bank transfer or cash, and track what each tenant still owes.

The landlord creates an app account for each tenant. In the app, tenants view their contract and invoices, see what they have paid and what they owe, send repair requests and follow their progress, and receive notices from property management.

No. Create a building, add rooms and tenants, and you can start operating right away, with no server to install. The VinaBos team helps with initial setup and data import when you get started.

Each organization data is completely separated from every other organization. You create roles and set permissions for each staff member, and every important action is logged so you can look it up when needed.

Yes. VinaBos provides a REST API with OpenAPI documentation, so your technical team can connect it to accounting software or internal systems. Contracts export to Word and PDF for printing or archiving.
